A workplace should still work five years after handover. That belief shapes how we specify, how we detail and what we refuse to value engineer.
If it will not survive a Monday morning, it does not go in the drawing.

A 20,000 sq ft office usually runs 12 to 14 weeks on site, after four to six weeks of design and approvals.
Yes. Once the good-for-construction drawings are signed off, the price is fixed unless the scope changes.
